Dallas's Two-Speed Market: What's Actually Happening at Every Price Point

Ask five people what the Dallas housing market is doing right now and you'll get five different answers. They're not wrong, they're just each describing a different price point.

The starter and mid-tier segments have cooled the most, prices down more than 3% year over year. That's the part of the market most relocating buyers land in first, entry-level and move-up homes, and it's also the segment feeling the most pressure from higher inventory and buyers with more negotiating room than they had a year ago.

The luxury segment tells the opposite story. Prices there have actually climbed, up about 3.5% year over year, holding steadier than the rest of the market and in some pockets outright appreciating. Buyers shopping above $1M aren't seeing the same room to negotiate that a buyer at $400K is finding right now.

The middle of the market, roughly $200K and up, is the most stable of all three tiers, minimal year-over-year movement in either direction. That stability is worth knowing if you're relocating and trying to time a purchase around some idea of "the market," because that idea doesn't actually exist as one single thing in Dallas right now.

What this means practically: a relocating buyer looking at a $450K home in Frisco is operating in a very different negotiating environment than a buyer looking at a $1.3M home in Preston Hollow. Assuming the same market conditions apply to both is where buyers either overpay or lose a home they could have gotten by misreading which segment they're actually in.

This is exactly why "how's the market" is the wrong question to lead with. The better one is "how's the market at my price point," and that's a conversation worth having with someone who's watching all three segments, not just the headline number.
