Texas Homestead Exemption Guide for Dallas Buyers (2026)

The Texas Homestead Exemption: What Relocating Dallas Buyers Need to Know in 2026
If you buy a home in Dallas and live in it as your primary residence, you can file for a Texas homestead exemption, which takes $140,000 off your home's taxable value for school district property taxes. It's free to file, but it isn't automatic, so it's one of the first things I remind every relocating buyer to do once they've moved in.
Texas doesn't have a state personal income tax, which means property taxes carry more weight here than many newcomers expect. The homestead exemption is the simplest way to bring that bill down.
What does the homestead exemption actually save you?
Texas voters approved Proposition 13 in November 2025, raising the school district homestead exemption from $100,000 to $140,000. As the Texas Tribune explains it, on a $200,000 home, a qualifying owner pays school taxes on just $60,000 of value.
A homestead also comes with a few other benefits:
- A 10% appraisal cap. The taxable value of a homestead generally can't rise more than 10% a year, which helps when the market climbs fast.
- Local exemptions. Cities and counties may offer their own homestead exemptions, which apply once you have one.
- Extra relief at 65 or with a disability. Qualifying owners get an additional $60,000 off for school taxes, and their school tax bill freezes once they turn 65.
Your exact savings depend on your address and its taxing units. When we're planning what to budget for in Dallas, I'll walk you through estimated taxes with and without the exemption.
Who qualifies for a Texas homestead exemption?
According to the Texas Tribune's guide, you generally qualify if:
- You have at least some ownership stake in the home.
- You live in it as your primary residence.
- You aren't claiming a homestead exemption on any other home, in Texas or anywhere else in the U.S.
- You have a Texas driver's license or state ID showing the home's address. There are limited exceptions, including for active-duty military members.
That ID rule catches a lot of newcomers. Updating your driver's license to your new Dallas address belongs near the top of your post-closing to-do list, right after the utilities.
When should a relocating buyer file?
Timing depends on when you close and whether the seller had a homestead exemption:
- If you lived in the home on January 1, the deadline to apply is April 30 of that year.
- If you bought after January 1 and the previous owner had a homestead exemption, you'll wait and apply for the following year.
- If you bought after January 1 and the previous owner did not have one, apply as soon as possible to get the exemption for the rest of that year.
Missed it? Most eligible owners can still apply up to two years after that year's taxes were paid and get a refund of the difference. That's real money: a Child Poverty Action Lab analysis reported by NBC 5 estimated that about 57,000 Dallas County properties may qualify for a homestead exemption but aren't claiming one.
If you're buying a Dallas home from out of state, set a calendar reminder for the day you officially move in. It's easy to forget once the boxes arrive.
How do I apply in Dallas County?
You file with the appraisal district in the county where your home is located, not with the state. For homes in Dallas County, that's the Dallas Central Appraisal District (DCAD).
- Get the Residence Homestead Exemption Application from DCAD's website or in person. The state's Form 50-114 is also accepted.
- Attach a copy of your Texas driver's license or ID with the matching address.
- Submit it online, by mail, or in person. Filing is free, and you don't need to pay a company to do it.
- The appraisal district has 90 days to make a decision. It typically doesn't send an approval letter, so check your property record online or look for the exemption on your April notice of appraised value or your October tax bill.
Buying in Plano, Frisco, McKinney, or Allen? Those cities sit mostly in Collin County, so you'd file with that county's appraisal district instead. Once you're approved, you generally don't need to reapply unless your eligibility changes or the district asks you to verify it.
I build this step into my Dallas relocation timeline for every buyer, because it's a small task with a long tail of savings.
