Living in Knox-Henderson Dallas: A Neighborhood Guide

Most people know Knox-Henderson as a place to shop, not a place to live. That's exactly the mistake worth correcting.
 
Architecture here splits in two directions. Walk one block off Knox Street and you find 1920s bungalows, quiet and shaded, that never got torn down. Walk toward the retail corridor itself and it's new construction, mid-rise condos and townhomes built in the last fifteen years. Same neighborhood, two completely different feels depending on which block you're standing on.
 
Schools zone to Geneva Heights Elementary and Woodrow Wilson High School, the same pipeline that serves Lower Greenville and the M Streets. Worth confirming current-year ratings before you lean on them with a client, since these move year to year, but the attendance zone itself has held steady.
 
Walkability is the layer that actually sells this neighborhood, and it's not close. Knox Street puts more than 70 shops and restaurants within a few blocks of each other, Abacus, Toulouse, Taverna, Knox Bistro, all reachable on foot, and the Katy Trail runs right along the edge of it for anyone who'd rather walk or ride than drive. This is a true walk-out-the-door neighborhood, not a walkable-if-you-squint one.
 
Price framing runs wide. Condos needing updates start in the low $400s. Move-in ready runs into the $600s. Fully renovated or new construction close to Knox Street itself pushes past $1M, and square footage matters more here than almost anywhere else in East Dallas.
 
Buyers cross-shopping Knox-Henderson are also touring Uptown, Lakewood, Uptown East, and Lower Greenville. If you're serious about this one, you should be walking all four.
 
Here's my honest read. Knox-Henderson works if restaurants and a trail within walking distance matter more to you than a big yard and a quiet street. It doesn't work if the opposite is true. Know which buyer you actually are before the retail talks you into something.
