Lower Greenville, Dallas: A Neighborhood Guide to the Avenue and the Streets Around It

Lower Greenville is the stretch of Greenville Avenue in East Dallas south of Mockingbird Lane, plus the older residential streets that wrap around it. If you want restaurants, live music, and coffee within walking distance of an early 20th-century house, it deserves a close look.

The name gets used for two things, the avenue and the neighborhoods behind it. Here's how I explain it.

Where exactly is Lower Greenville?

It depends on who you ask. The narrowest definition is the strip along Greenville Avenue between Mercedes Avenue to the north and Belmont Avenue to the south. The blocks south of Belmont are often called "Lowest Greenville," and Greenville north of Mockingbird is "Upper Greenville."

Most local real estate guides use a broader map: the area east of US-75 and south of Mockingbird Lane, centered on Greenville Avenue. Inside that footprint, smaller neighborhoods keep their own names and identities, including Vickery Place, Belmont Addition, Glencoe Park, Cochran Heights, and Greenland Hills, better known as the M Streets just to the north.

When you're searching listings, that matters. A home marketed as "Lower Greenville" could be on a quiet bungalow street three blocks from the avenue or right behind a busy patio, and those are very different days and nights.

How did Lower Greenville become what it is?

Greenville Avenue was one of the most important roads in early 20th-century Dallas, serving the new residential areas in East Dallas. Before the mid-1920s it was known as Richardson Road or Richardson Pike. In the 1910s, the Goodwin Avenue area sat at the far north end of the avenue and served the Belmont and Vickery Place additions. Greenland Hills was platted north of Vickery Place in the 1920s.

Until North Central Expressway was built in the 1950s, Greenville was the main route from northern Dallas into downtown. The Goodwin and Greenville intersection has been a popular gathering spot since at least the 1930s, and the Granada Theater, built in 1946 as a movie house, is now an important music venue.

What's on the avenue itself?

Greenville Avenue south of Mockingbird is one of Dallas's major entertainment districts: restaurants, bars, patios, and live music, with the Granada anchoring the strip. That's the draw, and it's also the trade-off. If you're buying within a block or two of the avenue, drive by on a Friday or Saturday night before you write an offer, so you know what parking and noise look like at their busiest.

What kinds of homes are on the side streets?

The residential streets around Lower Greenville mix early 20th-century cottages, Craftsman bungalows, and brick Tudors with small apartment buildings, townhomes, and newer infill construction. You'll see original homes next to full rebuilds on the same block.

That variety gives buyers a real range of price points and product types:

  • Original or updated bungalows and Tudors on the side streets, often with the character details people move to East Dallas for.
  • Newer infill homes where an older house was replaced, usually with more square footage and modern systems.
  • Townhomes and condos closer to the avenue and the larger roads, which can be a lower-maintenance way into the area.

Some of the surrounding neighborhoods are also covered by City of Dallas conservation districts, which shape what you can change on the outside of a home [FILL IN: confirm which neighborhoods around Lower Greenville currently have conservation districts]. If you're looking at a specific pocket, read my guide to Vickery Place, and ask me to pull the rules for that exact address before you plan a renovation.

What schools serve Lower Greenville?

Lower Greenville is in Dallas ISD. Based on district attendance zones, the neighborhood has been served by Geneva Heights Elementary School and Mockingbird Elementary School, depending on which side of the area you're on, with J. L. Long Middle School and Woodrow Wilson High School at the secondary level.

Attendance zones can change, so always confirm a specific address with Dallas ISD's school finder before you rely on it. Make it part of your due diligence on any home you're serious about.

How do you get around from Lower Greenville?

The area sits just east of US-75 (North Central Expressway), which makes Uptown, downtown, and the Park Cities a short drive. Mockingbird Station, a DART light rail station, is nearby, and it's also the northern end of the Katy Trail, the 3.5-mile trail that runs to the American Airlines Center in Victory Park.

Head east and you're toward Lakewood and White Rock Lake, where the park's trail runs a little over nine miles. If you're weighing walkable neighborhoods against each other, you can compare it with Knox-Henderson and Uptown in my side-by-side breakdown.

Is Lower Greenville a good fit for you?

It comes down to how close to the action you want to be. Some buyers want to walk out the door to dinner and a show; others want a quiet bungalow street a short walk from it. Both exist here, sometimes a few blocks apart.
