Everyone asks what to offer. Almost nobody asks what makes an offer actually win.

In Knox-Henderson right now, offers are landing around 95% of list price. That number alone tells you almost nothing useful, so here's what actually separates the offers that get accepted from the ones that get passed over.

Price matters, but it's rarely the deciding factor once two offers land close together. What wins is terms.

Shorter option periods. Sellers want certainty, and a buyer willing to cut the option period down signals they've already done their homework on the house.

Larger option fees. This is the money that's non-refundable the moment the contract is signed, and a bigger number here tells the seller this buyer isn't planning to walk.

Earnest money above the standard 1% of the sales price. Buyers putting down more are, again, signaling commitment the seller can feel.

Full underwriting before the offer goes in, not just a preapproval letter. A buyer who's already been through underwriting removes the biggest risk in the transaction before the seller ever sees the contract.

And if you're offering over asking, show your cash position alongside the offer. Sellers want proof the buyer can actually close at that number, not just that they're willing to type it into a contract.

None of this replaces a strong number. It's what breaks the tie when two buyers are close on price and the seller has to pick.
