Living in Knox-Henderson Dallas | Complete Guide

Knox-Henderson gets lumped in with Uptown by people who've never actually walked it. It shouldn't be. This is one of the only pockets of central Dallas where a 1920s conservation district sits two blocks from new construction, and where a coffee order at Houndstooth costs less than a garage spot in Uptown. Here's the full breakdown, block by block.

Architecture

Knox-Henderson's residential streets, Travis and Milam among them, filled in through the 1920s and 1930s with Craftsman bungalows built for the middle class moving north out of downtown at the time. Small footprints, deep front porches, low-pitched roofs. Simple homes built well.

The turn came in 2017, when residents pushed through the Knox Street Conservation District. That designation locks in scale and setback rules so a builder can't tear down a bungalow and put up something that dwarfs the block. It's the reason the neighborhood still reads as low-rise and residential even as new construction creeps in from Uptown to the south. You'll see infill here, new builds slotted onto old lots, but the district keeps them from overwhelming the street.

Schools

Zoned elementary is Ben Milam, rated C+ on Niche. Zoned high school is North Dallas High School, a B-minus on Niche with a 3.61 out of 5 rating. Middle school is the honest gap. Most families I work with in this neighborhood end up applying into a DISD choice campus rather than staying zoned, because the default assignment isn't the draw here the way the elementary and high school options can be. If schools are the deciding factor for your move, have this conversation before you write an offer, not after closing.

Walkability

This is a genuine walk-out-the-door neighborhood, not a get-in-your-car one. Houndstooth Coffee in the morning. Lunch at The Porch or a burger that punches above its price. Dinner at Abacus, Villa-O, or Up on Knox for a French bistro feel. Henderson Avenue leans looser than Knox Street, Old Monk for a beer, small resale shops, a crowd that isn't dressed for anything specific. The Katy Trail runs along the western edge, so on the days you want to skip sidewalks entirely, you have 3.5 miles of hike and bike path instead.

Price framing

Condition drives price here more than anything else. A bungalow on Travis or Milam that needs cosmetic work starts in the high $400s. Move-in ready on a good block, updated kitchen, original character intact, runs into the $700s. Fully renovated with the conservation district's scale preserved pushes past $900K, and new construction infill on a double lot can clear seven figures. There isn't one number that describes this neighborhood. There's a range, and the condition of the house tells you where you land in it.

Buyer crossovers

Buyers who end up in Knox-Henderson are almost always also looking at Uptown, Lakewood, or Lower Greenville. Uptown for the high-rise, walk-everywhere lifestyle without the yard. Lakewood for more house and a slower residential feel with a similar walkable core. Lower Greenville for the nightlife-adjacent energy at a lower price point. If you're cross-shopping any of those three, Knox-Henderson belongs on your list too.

I tell relocating buyers this neighborhood rewards people who want walkability without giving up a real front porch. It's not the neighborhood for someone who wants a big yard or total quiet. It's the neighborhood for someone who wants to walk to dinner four nights a week and still come home to a house with some age on it instead of a stacked unit. That's a specific buyer, and when it's the right fit, it's a very right fit.
